The Renovation Superintendent oversees all CHWC non-occupied residential renovation and select small commercial renovations. This position is operationally responsible for sub-contractor/trades, project management, and quality control of vacant home rehab projects. This renovation superintendent assures that projects are completed on time and on budget. This position works alongside CHWC Real Estate Project Manager to verify scopes of work and estimates, provide efficient solutions to challenges, and project timeline and budget updates. This person should have a strong knowledge of building science as well as local residential construction codes and inspection processes; be competent in organization, planning, scheduling, trade management, and computer technology; have an eye for detail, be goal driven, be able to work with internal staff, external trade contractors and exhibit initiative in achieving the organization’s goals.

This full-time, exempt position is in the Real Estate Development division and reports to the Director of Neighborhood Development. This is a highly responsible position that requires flexibility and a desire to work in a rapidly changing, fast-paced environment. Excellent time management and computer skills are essential. This position will require the daily use of a personal vehicle, smartphone, or computer.

Primary duties include but are not limited to:

Renovation

  • Perform pre-acquisition evaluations of potential acquisitions.
  • Perform post-purchase inspections of acquisitions
  • Verify scopes of work in accordance with the project budget and CHWC specifications.
  • Develop rehab project schedules and ensure adherence
  • Serve as general contractor/ project manager/ owner’s representative for CHWC rehabs, completing rehabs on time and on budget.
  • Ensure compliance with all regulations and construction standards required by project funding source, if applicable.
  • Perform daily Quality Control inspections on all projects in-progress
  • Identifies opportunities for cost-saving measures from changing construction processes, materials, or installation techniques.
  • Responsible for providing reports on any field variances that cause the projects to be over budget or outside of agreed upon timelines.
  • Oversees the day-to-day subcontractor labor on job sites.
  • Verifies the need for supplemental material purchases/ change orders as necessary in the field.
  • Reviews and approves supplier invoices as requested.
  • Tracks budget vs actual on all projects
  • Schedules/ensures compliance on all city inspections
  • Manages subcontractor contracts
  • Managing project bidding process
  • Order materials and manage various material vendors
  • Self-perform construction on a limited basis
  • Approve contractor and vendor invoices

New Construction

              Depending on project load, this position may assist CHWC’s New Construction department by:

  • Scheduling tradesmen
  • Verifying quality of work
  • Creating final punch lists for homes

Additional Duties

  • Recruit additional trades to build a larger base of contractors.
  • Other duties as assigned.
Qualifications
  • A four-year degree or certification in construction management or a related field, along with at least three years of residential renovation site management preferred.
  • Good driving record. Own or have access to a truck to occasionally pick up, move, or deliver material to and from the job site.
  • Ability in hands-on construction and renovation.
  • Computer skills including familiarity with Microsoft Office programs.
  • Strong management, leadership, and interpersonal skills with a sense of urgency.
  • Team player with a positive attitude and initiative.
